When you move to a new place, finding a new home is likely to be the number one priority. Until you find a permanent place to stay, you will probably opt for temporary accommodation. The downside of this that you are likely to pay double and all your bigger belongings need to be stored somewhere. You are probably impatient to find a permanent home to settle in. We provide a range of services to help you with the home search:

Pre-move assistance

• A good preparation and planning is the key to save your time. We provide you with all the information regarding the most suitable neighbourhoods, based on your needs and preferences, and useful websites to support your home search. We show you how to use different filters to make the search easy and effective. Being familiar with the real estate market helps you with decision making;
• If required, we also arrange short-term pre-rental accommodation;

Property preselection

Since we are not a real estate agency, we do not narrow down the search to a single listing, but instead look at all available properties in the market, including those rented by different real estate agents, banks and private landlords.

We recommend to shortlist the properties you are interested in 3-7 days before the planned viewings. There are two main ways to preselect properties:

1. You shortlist the properties from the websites yourself. During the whole process we provide full assistance and double-check the preselected advertisements. Your active involvement in the pre-selection process allows you to be more familiar with what to expect in the new surroundings and to learn the price ranges for different properties in the area.
2. We shortlist the properties based on your criteria and send them back to you for your approval. This option might be more convenient if you struggle to find time for home search or simply prefer leaving the search for us. To preselect properties, we use our personal contacts, contact directly real estate agencies and search the most popular websites.

Arranging viewings and planning itinerary:

We arrange property viewings for your selected dates and send you the itinerary in advance.

It is good to know that the most efficient way of arranging apartment viewings in Valencia is by phoning the landlords/agents 1 to 3 days before the desired viewing. Trying to make arrangements more than a week in advance is, in most cases, a waste of time – most likely the property will be rented by the time you had planned to see it, and on top of that the real estate agent or the landlord might have forgotten about your visit.

Property viewings

We will personally accompany you to view up to 7 shortlisted properties.

In case the properties are not near to your temporary accommodation, we provide the transportation service, too – we pick you up and take you back to your accommodation. You can also view more than 7 properties for an extra charge.

Signing the lease and settling in

Once you have chosen the property you would like to rent, we assist you with the rent negotiation, contract translation and reviewing its terms and conditions, as well as deposit payment and possible additional guarantees.

If you wish, we help you register utilities (water, gas, electricity), the Internet, TV and phone services under your name.

Also, we provide contact details of trusted removal companies, handymen, electricians, carpenters, cleaners and other professionals.
